Selling your home: pricing it right from day one

Overpricing costs more than it seems. How we set an asking price that attracts serious buyers in the first two weeks.

The first two weeks on the market bring the most attention. Price it right then, and you’ll usually sell faster — and for more.

Start with real comparables

Look at homes that actually sold nearby in the last six months, not just what’s listed. Adjust for size, condition, parking and outdoor space.

Avoid the ‘room to negotiate’ trap

Pricing high to leave room often backfires: buyers filter by price and simply never see your listing. A realistic price creates competition, and competition creates better offers.

Prepare before you list

Fix small issues, declutter and invest in professional photos. These are the cheapest ways to improve how buyers value your home.
